Rooftop Package Units (RTU): Installation and Maintenance Guide

An engineering overview of Rooftop Package Units (RTU) for commercial buildings. Learn about economizer free cooling, roof curb installation, and essential maintenance.

Streamlined Commercial Cooling

For mid-sized retail centers, corporate offices, and warehouses, Rooftop Package Units (RTUs) provide an incredibly efficient all-in-one climate solution. Unlike split systems where the evaporator and compressor are separated, an RTU houses all components—compressor, condenser, expansion valve, and evaporator—inside a single, heavy-duty weatherized steel cabinet bolted to the roof.

1. The Engineering Advantages of RTUs

  • Space Optimization: Because the entire unit sits on the roof, it frees up valuable indoor real estate. There are no noisy indoor air handlers or leaky drain pans hidden above office desks.
  • Fresh Air Economizers: RTUs are uniquely designed to easily integrate enthalpy-controlled economizers. These pull in 100% fresh outdoor air during cool mornings, shutting down the compressor and providing "free cooling" while flushing out stale indoor CO2.

2. Structural Installation Constraints

Installing a 10-Ton to 50-Ton RTU requires serious architectural planning.

  • The Roof Curb: The unit sits on a raised metal frame called a roof curb, which must be perfectly sealed to the building's membrane to prevent massive monsoon water leaks.
  • Structural Load: The building's steel trusses must be rated to handle the dynamic weight and vibration of the compressor assembly to prevent the roof from buckling.

3. Maintenance Protocols

Because RTUs are exposed to the brutal Pune sun, monsoons, and industrial dust, maintenance is non-negotiable.

  • Technicians must inspect the motorized economizer dampers quarterly; if they seize open due to rust, the unit will suck in 40°C humid air, destroying the cooling efficiency and skyrocketing electricity bills.
